Terms & Conditions

1 Bookings

1.1 Guests may book in advance or on arrival. Rooms are subject to availability and the guest house reserves the right to refuse any booking for any reason.

1.2 Full payment is required on arrival.

2 Check-in and Check-out Times

2.1 Guests may check-in at any time between 16:00 and 21:00 on day of arrival.  Check-in outside of these times may be available on request.

2.2 On departure, guests must vacate their rooms and check-out by no later than 10:00 a.m. Failure to do so will entitle the guest house to charge for an additional night.

3 Charges

3.1 Charges will be at the guest house's current room rates as displayed and available on request.

4 Cancellation or no-show

4.1 If a booking is cancelled after a deposit  has been paid, no refund will be given.

4.2 If a booking is cancelled after full payment has been made, a refund can only be made if the room can be re-let.  For all card payments there will be an administration charge deducted from the refund.

4.3 If a guest fails to turn up without notice, the first night’s stay will be charged.

4.4 If a guest leaves before the end of their stay, full payment for the stay will be due as a contract has been entered in to.

4.5 If either party are unable to fulfil the contract due to government regulations (i.e. Covid-19) a full refund will be given.

5 Relocation

5.1 In the unlikely event that the guest house does not, for any reason, have the required number and types of rooms available as per the booking, the guest house reserves the right to relocate the client to an alternative guest house in the same locality if possible. The extra and reasonable accommodation expenses incurred for equivalent accommodation (for the first night only) shall at the guest house's discretion, which will normally be exercised in favour of the Client, be borne by the guest house. The acceptance of this obligation (which will not release the Client of the obligation to pay the guest house the relevant Charges) shall be in lieu of all other liabilities or obligations, which are hereby expressly excluded.  During busy periods it may not be possible to find alternate accommdation.

6 Right of Refusal

6.1 The guest house reserves the right to refuse a guest entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.

7 Disturbance

7.1 The guest house reserves the right to require a guest to leave if they are causing a disturbance, annoying other guests or guest house staff or is behaving in an unacceptable or unreasonable manner.

8 Children

8.1 Children under the age of 14 must be supervised by an adult guest at all times.

9 Left property

9.1 Any property left in the room after checking out will be stored until the next October unless it is deemed by the guest house staff to be worth more than £50 or may be of sentimental value.  In this case the staff will attempt to contact the guest to notify them of the left property and make arrangements for it to be returned.  For this reason it is important that the guest provides an address. In October any remaining property will be disposed of or donated to a local charity shop.  Should a guest require any left property be mailed to them, payment for postage and packing will be required.

10 General conditions

10.1 Guests must report any loss of or damage to their property immediately on discovery to the guest house's staff, and shall make themselves available to assist with any reports made by the guest house to the police.

10.2 Guests shall not enter areas of the guest house which are indicated as being closed to the public. The guest house shall not be responsible for death, personal injury or loss or damage to property suffered by a guest in such areas.

10.3 The guest house shall not be liable to a guest for any loss or damage to property caused by the misconduct or negligence of a guest or an Act of God, or where the guest remains in exclusive charge of the property concerned.

10.4 The guest house shall not be liable for any failure or delay in performing any of its obligations under this Agreement if the failure or delay was due to any cause beyond its reasonable control, including (without limitation) war or threat of war, civil or political action or disturbance, riot, natural disaster, fire, epidemic, bad weather, terrorist activity (threatened or actual), military activity, governmental or regulatory action, industrial dispute, act of God, failure of power or machinery, failure of or interruption in externally provided services and utilitites, and all similar events outside the guest house's control.

10.5 Whilst all reasonable efforts have been taken by the guest house to ensure that Bookings made under this Agreement are able to proceed, the guest house reserves the right to relocate any Booking to another guest house of similar size and standard in the locality. The client acknowledges that the guest house accepts no liability for any loss or damage suffered by or caused to the client in consequence of the relocation of the Client.

10.6 These Conditions shall be governed by English law and you agree to submit to the jurisdiction of the British  courts.

11 Smoking

11.1 It is against the law to smoke in any part of the Guest house.

11.2 If anyone is found to be or have been smoking in the Guest house they and all their party will be asked to leave the premises immediately.  No refund will be given and a cleaning charge of £100 will be levied.  This is to ensure our guest’s safety by reducing the risk of fire and ensure guest’s comfort by ensuring the rooms are sufficiently aired.
